New Resort Development

Due Diligence & pre-opening consultation through to complete set-up and full Management ongoing.

Silverwater Resort, San Remo VIC

Client Objective:

To expand their existing portfolio of hospitality and leisure assets our client requested we source suitable opportunities and undertake due diligence for any that were short listed.

For this property our client requested MGA negotiate the acquisition, liaise with the Developer to achieve best possible build from an operational perspective, source and purchase all operator FF&E, plus oversee fit-out, marketing and launch through to full Management ongoing.

MGA Actions:

MGA sourced and presented an opportunity to acquire the Management Letting Rights of this large, 4.5 star conference & leisure Resort near Phillip Island. As part of our due diligence process we provided a feasibility brief including financial forecasting that supported the Resorts' development in this region.

Under instructions from our client MGA then negotiated the acquisition including review of all sale documentation and facilitating the application of all licenses and permits.

We then proceeded to research, source quotes and ultimately purchase and manage the fit-out of the Operator's FF&E. MGA's other responsibilities prior to the Resort opening included:

  • Reviewing all construction plans and recommending changes where applicable
  • Reviewing legal documents including Letting Agreement, Leases etc
  • Preparation of a 5 year operating Budget
  • Establishing key purchasing contracts and reviewing all supplier agreements
  • Appointment of key personnel and overseeing full Resort manning process
  • Establishing first year Sales & Marketing plan & assisting with initial implementation
  • Managing pre-opening PR campaign through to Resort launch

Ongoing we are responsible for all aspects of the Resort's operation and performance under an MGA Management Agreement.

Outcome:

The Management Letting Rights were successfully acquired and all Resort Operator's facilities were operational on time and on budget.

The Resort has exceeded first year trading forecasts and is continuing to build a strong presence and excellent reputation in all of its key markets.
